Being a Host is a great way to help your local community and also earn extra money on unused space in your home or property. This can help you to reduce the cost of home ownership, pay your mortgage off faster, or save for a holiday as an example.
It is absolutely free to list your space on our website! You set the weekly price that renters will see, and you receive 90% of that amount - Nook's 10% platform fee is automatically deducted from each payment.
Space rate will depend on the type of space offered and its proximity to public amenities. Access type, security features and space area may also influence a host’s pricing decision.
As a rough guide, a lock up garage on average will rent for about $200-$300 a month. A spare bedroom is about $150-$200 per month, an average shed about $100-$150 per month. Price to the market not over it, to ensure a quick rental. It is always a good idea to benchmark your space with other listings on Nook and make it cheaper if yours has less features or vice versa.
As a Host you can refer all tricky issues to Nook. On the rare occasion where the need may arise, we can help manage resolutions including but not limited to, payment, storage removal due to overstay, lost items claims by renter etc.
In addition, Nook offers a Host Protection Guarantee: if a Renter's payment fails after multiple retry attempts, Nook may advance up to 2 weeks' rent directly to you. This advance creates a debt owed by the Renter to Nook, which we pursue through debt collection. For more information, please refer to Clause 11 in Nook Terms and Conditions.
You can decline any request you do not deem suitable. Before you make your decision, we encourage you to check Renter’s previous reviews and ratings and ask as many questions as you’d like through our internal messenger.
Payments are made within the first week of every month into your nominated NZ bank account.
Length of rental can be set or left open ended when you start a new contract with a Renter. If circumstances change and you need your space back, you should give at least 3 weeks notice to give a Renter time to clear his/her goods. Any income that you earn by renting out your space on Nook should be declared on your annual tax return, as is the case with all income whether that be from Uber, AirBnB or Trademe.
We recommend that you consult with your accountant or tax advisor to understand your personal tax obligations, and any tax deductions that you may be eligible to claim.
Some domestic Home & Contents Insurers have exclusions or will not cover any commercial activity carried out in your home. It is our recommendation that you confirm with your broker or insurer.
If your insurer is unwilling to assist in covering your activities with Nook– please contact us at [email protected] and we can refer you to supportive local insurers that may be able to assist.
In the unlikely event of payment default Nook will make every effort to assist you to contact the Renter regarding their stored goods and payment. We also have provisions within our Terms and Conditions regarding abandonment events and payment default. As a Host, you have a direct relationship with the Renter, and a separate independent relationship with Nook. If you have a dispute, you should try to resolve the issue immediately with the other party.

Nook provides the technology platform and marketplace for Hosts and Renters to transact but does not supply the primary service, being the space rented. As a Host, you have a direct relationship with the Renter, and a separate independent relationship with Nook.
